Terms and Conditions

Welcome to Baitiq.

These Terms and Conditions (“Terms”) govern your access to and use of the Baitiq website, mobile application, platform, and related services (“Baitiq,” the “Platform,” or the “Services”).

Baitiq is a real estate platform that allows users, real estate agencies, brokers, developers, and other property professionals to publish, manage, browse, and interact with property listings, projects, units, and related real estate content.

By accessing or using Baitiq, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use the Platform.

1. About Baitiq

Baitiq provides a digital platform for real estate listings and related services. The Platform may allow users to:

• Browse properties for sale or rent
• Search for real estate projects and units
• Contact agencies, brokers, developers, or property owners
• Create and manage property listings
• Upload property photos, descriptions, prices, and details
• Publish real estate projects, including ready and off-plan projects
• Manage agency or business profiles
• Use integrations or tools that support listing publication, marketing, or communication

Baitiq acts as a technology platform and marketplace. Unless explicitly stated otherwise, Baitiq is not the owner, seller, buyer, landlord, tenant, broker, developer, or legal representative of any property listed on the Platform.

2. Eligibility

By using Baitiq, you confirm that:

• You are at least 18 years old
• You have the legal capacity to enter into these Terms
• Any information you provide is accurate and complete
• You will use the Platform in accordance with applicable laws and regulations
• If you use Baitiq on behalf of a company, agency, brokerage, or developer, you are authorized to represent that entity

Baitiq may refuse access, suspend accounts, or remove content if we believe these requirements are not met.

3. User Accounts

To access certain features, you may need to create an account.

You are responsible for:

• Keeping your login credentials secure
• Ensuring your account information is accurate and up to date
• All activity that occurs under your account
• Not sharing your account with unauthorized users
• Not impersonating another person, agency, company, or developer

You must notify us immediately if you believe your account has been accessed without authorization.

Baitiq reserves the right to suspend or terminate accounts that violate these Terms, misuse the Platform, or create risk for other users.

4. Agency, Broker, and Developer Accounts

Baitiq may allow real estate agencies, brokerage agencies, developers, construction companies, and other business users to create professional accounts.

By creating a business or agency account, you confirm that:

• You are legally authorized to act on behalf of the business
• The business information you provide is accurate
• You have the right to publish the listings, projects, and content you upload
• You will comply with applicable real estate, advertising, consumer protection, and business laws
• You will not misrepresent your role, license, authority, or relationship to a property

Baitiq may request verification documents or business information at any time.

5. Property Listings and Project Content

Users are responsible for all listings, projects, units, photos, descriptions, prices, availability, and other content they upload or publish on Baitiq.

By posting a listing or project, you confirm that:

• The information is accurate, current, and not misleading
• You have the right to publish the listing
• You have permission to use uploaded photos, videos, logos, and other media
• The property details, price, location, and availability are correct to the best of your knowledge
• The listing does not violate any law, contract, third-party right, or platform policy

Baitiq does not guarantee the accuracy, completeness, legality, availability, or quality of any listing or project posted by users.

We may review, edit, reject, remove, or disable listings or content at our discretion, especially where content appears inaccurate, misleading, fraudulent, duplicated, illegal, offensive, or harmful.

6. No Real Estate Advice or Guarantee

Baitiq does not provide legal, financial, investment, valuation, engineering, or real estate advice.

Any property information displayed on the Platform is provided for general informational purposes only. Users should independently verify all property details before making decisions, including:

• Ownership
• Legal status
• Title deed or property registration
• Pricing
• Location
• Construction status
• Project completion date
• Availability
• Payment terms
• Zoning or regulatory requirements
• Agency, broker, or developer authorization

Baitiq does not guarantee that any property, project, unit, price, offer, or transaction will be valid, available, completed, or suitable for any user.

7. User Responsibilities

You agree not to:

• Use Baitiq for illegal, fraudulent, misleading, or harmful purposes
• Post fake, inaccurate, duplicated, or misleading listings
• Upload content that infringes intellectual property rights
• Use photos, videos, or logos without permission
• Misrepresent property ownership, authorization, pricing, or availability
• Contact users with spam, scams, or abusive messages
• Attempt to bypass platform security or access unauthorized data
• Interfere with the operation of the Platform
• Use bots, scraping tools, crawlers, or automated systems without permission
• Upload malware, harmful code, or malicious files
• Harass, threaten, abuse, or discriminate against others
• Violate any applicable law or regulation

We may suspend or terminate access if we believe a user has violated these obligations.

8. Communications Between Users

Baitiq may allow users to contact agencies, brokers, developers, property owners, or other users through the Platform or through contact details displayed on listings.

You understand and agree that:

• Communications are between the relevant users or businesses
• Baitiq is not responsible for the conduct, responses, promises, or actions of users
• Users should exercise caution before sharing personal, financial, or sensitive information
• Any agreement, viewing, negotiation, reservation, payment, or transaction is conducted at the users' own risk

Baitiq is not responsible for disputes between users, agencies, brokers, developers, buyers, renters, landlords, or property owners.

9. Payments and Transactions

Unless explicitly stated otherwise, Baitiq does not process real estate payments, deposits, rental payments, sale payments, commissions, or transaction settlements between users.

Any payment or transaction arranged outside the Platform is solely between the relevant parties. Baitiq is not responsible for:

• Payment disputes
• Refunds
• Deposits
• Commissions
• Reservation fees
• Contract terms
• Property handover
• Legal transfer of ownership
• Rental agreements
• Sale agreements

Users are strongly encouraged to verify all parties and obtain appropriate legal advice before making payments or signing agreements.

10. Fees and Paid Services

Baitiq may offer free and paid features, subscriptions, promoted listings, agency plans, advertising services, or other paid tools.

Where paid services are offered, pricing, billing terms, renewal terms, cancellation rules, and refund conditions may be displayed separately at the time of purchase or subscription.

Baitiq reserves the right to change prices, introduce new paid features, or modify existing plans at any time, subject to applicable law and any agreed subscription terms.

Auto-Renewable Subscriptions (In-App Purchases)

Baitiq offers optional paid membership plans as auto-renewable subscriptions. On iOS, subscriptions are purchased through Apple In-App Purchase and billed to your Apple Account. On Android, subscriptions are purchased through Google Play Billing and billed to your Google Play account.

• Payment is charged to your Apple Account or Google Play account at confirmation of purchase.
• Subscriptions renew automatically for the same plan and billing period (monthly or annual) unless auto-renewal is turned off at least 24 hours before the end of the current period.
• Your account is charged for renewal within 24 hours before the end of the current period, at the then-current price for your plan.
• You can manage or cancel your subscription at any time in your device store settings: on iOS under Settings > [your name] > Subscriptions, and on Android under Google Play > Payments and subscriptions > Subscriptions.
• Deleting the Baitiq app or your Baitiq account does not cancel an active subscription. Subscriptions must be cancelled through the store where they were purchased.
• When you cancel, your plan remains active until the end of the current paid period. Unused portions of a billing period are not refunded, except where required by law or by the store's own policies.

Paid plans and their benefits are linked to your Baitiq account. A subscription purchased through one billing channel (for example, the Apple App Store, Google Play, or our website) is managed, changed, and cancelled through that same channel.

Add-On Packs (One-Time Purchases)

Baitiq may also offer one-time, non-renewing add-on packs (for example, additional listing, boost, featured, or highlight credits) as in-app purchases. Add-on packs are charged once at the time of purchase, are credited to your Baitiq account after the purchase is verified, and do not renew automatically.

Refunds for Store Purchases

Purchases made through Apple In-App Purchase or Google Play Billing are processed by Apple or Google, and refunds for those purchases are governed by Apple's and Google's own policies. Baitiq cannot directly issue refunds for purchases billed by the stores. To request a refund, contact Apple Support (reportaproblem.apple.com) for App Store purchases or Google Play support for Google Play purchases.

Purchases Through Third-Party App Stores

If you downloaded Baitiq from the Apple App Store or Google Play, you acknowledge that these Terms are an agreement between you and Baitiq only, and not with Apple Inc. or Google LLC. Apple and Google are not responsible for the Platform, its content, or any maintenance or support of the Platform. To the extent permitted by law, Apple (and Apple's subsidiaries) are third-party beneficiaries of these Terms with respect to your use of the iOS app and may enforce these Terms against you.

11. Third-Party Integrations

Baitiq may offer optional integrations that allow users, agents, agencies, brokers, developers, or other authorized business users to connect third-party services to support booking, calendar, marketing, communication, or listing-publication features.

Third-party integrations may include, but are not limited to:

• Google Calendar
• Meta services
• Facebook Pages
• Instagram Professional accounts
• Other supported third-party platforms or tools

By connecting a third-party account or using an integration, you confirm that:

• You are authorized to connect the third-party account
• You have the right to use the connected account for the intended purpose
• You have the right to publish or sync the relevant content through that account
• You agree to comply with the third-party platform's terms, policies, and developer rules
• You understand that third-party services are governed by their own terms and privacy policies

Google Calendar Integration

Baitiq may allow users, agents, brokers, agencies, or developers to optionally connect Google Calendar to sync property-viewing appointments and booking-related events.

When Google Calendar is connected, Baitiq may create, update, or cancel calendar events related to Baitiq bookings.

Baitiq only creates, updates, or cancels Google Calendar events that were created by Baitiq itself. Baitiq does not access, edit, delete, or manage unrelated calendar events.

The Google Calendar integration is used only to sync Baitiq booking-related appointments, including property viewings booked by users or received by agents, brokers, agencies, or developers.

Users can disconnect Google Calendar and revoke access at any time from:

• Preferences > Connect Calendar

Users may also revoke access directly from their Google Account permissions page.

Baitiq is not responsible for issues caused by Google Calendar, including service interruptions, account restrictions, permission changes, API limitations, synchronization delays, rejected calendar events, or changes to Google's services, terms, or policies.

Meta, Facebook, and Instagram Integration

Baitiq may allow agencies, brokers, developers, or authorized business users to optionally connect Meta accounts, including Facebook Pages and Instagram Professional accounts.

When an agency connects its Meta account, Baitiq may allow listing-related content created on Baitiq to be published automatically or manually to the connected Facebook or Instagram account, depending on the features selected or configured by the agency.

The content published to connected Meta accounts may include:

• Property listing images
• Property descriptions
• Property details, such as price, location, type, and features
• Agency name, profile, or contact information
• Project or unit information
• Other listing-related marketing content selected or configured by the agency

By using the Meta, Facebook, or Instagram integration, the agency confirms that it has the right to publish the relevant content and that the content complies with Meta's terms, platform policies, advertising rules, intellectual property rules, and community standards.

Agencies can disconnect their Meta accounts and revoke access at any time from:

Agencies may also revoke access directly from their Facebook or Instagram account settings.

Baitiq is not responsible for actions taken by Meta, Facebook, Instagram, or other third-party platforms, including rejected posts, failed publishing, delayed posting, content removals, account restrictions, API limitations, permission changes, or changes to platform rules.

Baitiq may suspend, limit, or disable any third-party integration if we believe it creates legal, security, operational, reputational, or platform-policy risk.

Use of any third-party integration is optional. If you disconnect a third-party account, future syncing or posting through that integration may stop. Content or events already created on third-party services may remain available on those services unless removed directly from those services or where deletion is supported through Baitiq.

12. Intellectual Property

Baitiq, including its name, logo, design, software, features, interface, branding, and content created by Baitiq, is owned by or licensed to Baitiq and is protected by intellectual property laws.

You may not copy, modify, distribute, sell, rent, reverse engineer, or exploit any part of the Platform without our prior written permission.

Users retain ownership of the content they upload, such as property photos, descriptions, logos, and listing information. However, by uploading content to Baitiq, you grant Baitiq a worldwide, non-exclusive, royalty-free license to use, display, reproduce, publish, distribute, resize, modify, and promote that content for the purpose of operating, marketing, and improving the Platform.

You confirm that you have all rights required to grant this license.

13. Content Removal

Baitiq may remove, hide, disable, or restrict access to any content that we believe:

• Violates these Terms
• Is false, misleading, or outdated
• Infringes third-party rights
• Contains unlawful, offensive, or harmful material
• Is duplicated, spammy, or low quality
• Creates risk for users, Baitiq, or third parties
• Violates applicable laws or platform policies

We are not obligated to publish or maintain any listing, project, account, or content.

14. Platform Availability

We aim to keep Baitiq available and functioning properly, but we do not guarantee uninterrupted, error-free, or always-available access.

The Platform may be unavailable due to:

• Maintenance
• Technical issues
• Updates
• Security incidents
• Third-party service failures
• Internet or hosting disruptions
• Force majeure events

Baitiq is not liable for any loss, delay, interruption, or inconvenience caused by Platform unavailability.

15. Privacy

Your use of Baitiq is also governed by our Privacy Policy, which explains how we collect, use, store, and protect personal data.

By using the Platform, you agree to the practices described in our Privacy Policy.

16. Disclaimer of Warranties

Baitiq is provided on an “as is” and “as available” basis.

To the maximum extent permitted by law, we do not make any warranties, whether express or implied, including warranties of:

• Accuracy
• Reliability
• Availability
• Fitness for a particular purpose
• Non-infringement
• Security
• Completeness of listings or property information
• Success of any real estate transaction

You use the Platform at your own risk.

17. Limitation of Liability

To the maximum extent permitted by law, Baitiq shall not be liable for any indirect, incidental, special, consequential, punitive, or economic damages, including but not limited to:

• Loss of profits
• Loss of business
• Loss of data
• Loss of opportunity
• Property transaction losses
• Payment disputes
• User misconduct
• Fraudulent listings
• Inaccurate property information
• Third-party service failures

Baitiq's total liability for any claim related to the Platform shall not exceed the amount paid by you to Baitiq, if any, during the three months preceding the claim.

18. Indemnification

You agree to indemnify and hold harmless Baitiq, its owners, employees, contractors, partners, and service providers from any claims, damages, losses, liabilities, costs, or expenses arising from:

• Your use of the Platform
• Your violation of these Terms
• Your uploaded content
• Your listings, projects, or property information
• Your infringement of third-party rights
• Your violation of applicable laws
• Any dispute between you and another user, agency, broker, developer, buyer, renter, landlord, or property owner

19. Account Suspension and Termination

Baitiq may suspend, restrict, or terminate your account or access to the Platform at any time if:

• You violate these Terms
• You misuse the Platform
• You provide false or misleading information
• You post fraudulent or harmful content
• Your activity creates legal, security, or reputational risk
• We are required to do so by law

You may stop using Baitiq at any time. You may also request account deletion by contacting us.

20. Changes to These Terms

We may update these Terms from time to time. When changes are made, we will update the “Last Updated” date at the top of this document.

If the changes are significant, we may notify users through the Platform, email, or other appropriate means.

Your continued use of Baitiq after the updated Terms become effective means you accept the revised Terms.

21. Governing Law

These Terms shall be governed by and interpreted in accordance with the laws of Lebanon, unless otherwise required by applicable law.

Any disputes arising from or related to these Terms or the use of Baitiq shall be subject to the competent courts of Lebanon, unless applicable law provides otherwise.
